Countless researchers have extolled the benefits of intelligent inspiring office design. Sydney is renowned for the beautiful design that dots the harbour city – think the parabolic curve of the Sydney Opera House of the geometric arch of Sydney Harbour Bridge. But some of the most important (and exciting!) design is that not seen by camera-toting tourists at all, but by the city’s workforce. That’s right, a well-designed office interior is not merely eye-candy, but can have real benefits. Inspiring, high-quality office design can create greater productivity. It can be the honey-pot to attract, engage and retain the most talented in the industry, and it can also impress clients and investors. Research proves that much.
Office design can be used as a tool to make the most of a company’s human resources. As researcher, Linda M Cohen, writes, the physical work environment is often a company’s second highest cost after human resources; but the office needn’t just be regarded as just another expense. In fact, as Cohen argues, the office can be, and should be, treated by companies as a tool used to extract the most value from their highest cost – the workforce.
Many companies are freeing themselves of the conception of work as drudgery and embracing office design that inspires employees to get out of bed in the morning, make the commute and then give their best to the task at hand. The right office design, splash of colour, lighting and organisation of space can create a more inviting and impressive work space. Creativity and productivity being two major aims in business, it is little wonder many companies (and not just hip dot com start-ups ) are turning to office design to inject a little fun and inspiration into a workplace. Office design is not just something for workers who take advantage of the immediate environment to get excited over. Management can marvel as the intelligent use of space can facilitate greater collaboration, communication and more meaningful social interaction (that is, more than the awkward conversation around the water cooler) which, in turn, fosters supported and committed employees (read: less hassle, more gain).
It will come as no surprise, then, that a 2008 Corporate Leadership Council Survey of 50 000 employees in 27 countries found that highly committed employees perform up to 20 percentile points better than their less committed counterparts slogging away in unsupportive work environments amongst uninspiring office design. In terms of retaining human resources, the study found that highly committed employees are 87% less likely to leave a company. As Larry Kanter and Stephanie Goldberg write, “attracting employees and enticing them to stick around motivates many of the most innovative office designs.” Why? Because office design has real effects in this regard. Honest. Ask anyone involved in the simultaneously tedious, arduous and expensive recruitment process, and they will tell you – the retention of experienced staff is not to be underestimated!
But don’t take the word of researchers; listen to CEOs who see tangible results. “It gives people – both job candidates and customers – the feeling that they’re going to be treated well here,” says Bob Cagle, CEO of software development company; whilst the CEO of Future Protocol Inc., Jennifer Hussey, whose company relocated to and renovated an abandoned adult-film cinema, believes she has seen the “motivation level climb to a new height” with people seeming to arrive to the workplace earlier and “stay a little longer”.
In contrast, a poorly designed office space can be detrimental. A 2001 study concluded that dispersed offices can create teamwork and collaboration handicaps (duh!). For a workforce to pull together and give the management cliché of 110 per cent, a feeling of pride and ownership over one’s immediate surroundings must be fostered. The solution – intelligent, inspired office design.
